The agenda shall be as follows:
1. CALL TO ORDER
2. OPENING OF PUBLIC HEARING ITEMS (Public input and Planning Commission action will be taken after the Consent and Regular Agenda items)
3. CONSENT AGENDA
3.1 Approval of minutes from the September 22, 2011 regular meeting.
3.2 Cari Harris – Requests approval of a Major Home Occupation permit to operate a child daycare from her home located at 69 North 300 West in an existing R-3 (residential) zone.
3.3 Shelene Lee – Requests approval of a Major Home Occupation permit to operate Little Explorers Preschool from her home located at 1614 North 1400 East in an existing RA-1 (residential) zone.
3.4 Amy Buhler – Requests approval of a Major Home Occupation permit to operate a daycare from her home located at 1374 West 1835 North in an existing R-1-8 (residential) zone.
3.5 Alicia Jones – Requests approval of a Major Home Occupation permit to operate a photography business from her home located at 1819 South 900 West in an existing R-1-12 PUD (residential) zone.
4. PUBLIC HEARING and Planning Commission review and recommendation on the proposed updates to the Lehi City General Plan Land Use Element.
5. REGULAR AGENDA
*5.1 Lehi City – Requests review and recommendation for the following amendments to the Lehi City Development Code: (tabled from September 8, 2011)

  • Chapter 12 – impound yards

  • Table 05.030 B non-residential uses – adding impound yards as a Conditional Use in the LI (Light Industrial) and I (Industrial) zones.

  • Chapter 36 – adding a definition for impound yards

5.2 James Cross – Requests Site Plan and Conditional Use approval for Cross Marine Projects located at approximately 1560 North Trinnaman Lane, Units 131 & 132 in an existing MU (Mixed Use) zone. (tabled from September 22, 2011)


6. PUBLIC HEARINGS
*6.1 Max Gerber – Requests review and recommendation for a Final Plat Amendment on Mill Site Plat B, creating Mill Site Plat C and revising the cul-de-sac design, located at 800 East Mill Site Road in an existing LI (Light Industrial) zone.
*6.2 Jack Hepworth – Requests review and recommendation Preliminary Subdivision for Parcel A-3, a 1-lot commercial subdivision located at approximately Digital Drive & SR-92 in an existing C (Commercial) zone.
6.3 Premium Oil Company – Requests Conditional Use approval for a change to the Premium Texaco pole sign and to add LED on the canopy sign located at 290 West State Street in an existing MU (Mixed Use) zone.
*6.4 Paul Washburn – Requests review and recommendation for a Development Code Amendment for Trafalga to allow electric go-cart tracks as a Permitted Use in the Mixed Use zone.
*6.5 Lehi City – Requests review and recommendation for the following amendments to the Lehi City Development Code:

  • Chapter 6 – Planned Community, amending Concept Plan provisions.

  • Chapter 11.120 – Development Application Requirements, allowing the Mayor to sign the final plat.

  • Chapter 18 - Right to Farm, amending fencing requirements for new developments.


7. CITY BUSINESS
7.1 Discussion of possibly adding a pre-meeting before regular Planning Commission meetings to discuss the agenda.
8. ADJOURN

Items on this agenda without a star (*) require the approval of only the Planning Commission.

They will be approved by one motion unless any person present – Planning Commissioner, Planning Staff or Citizen – requests an item to be removed from the Consent Agenda. Any item removed from the Consent Agenda will be considered separately at the end of the Consent Agenda.
